All residential properties are required to have a CP12 every year, and for landlords with sizeable portfolios, the cost – and complication – can escalate rapidly.

HomeServe’s offering also includes an additional boiler service, which could save landlords hundreds of pounds – not to mention some serious headaches – by identifying potential problems with tenants’ boilers before they go wrong.

The spring sale includes a range of home emergency cover related products in a 12 for the price of 10 offer, starting from only £71.46 a year. These offer landlords protection against a range of household problems, from burst pipes to faulty electricals to pest infestations, and allow tenants to call out help directly, taking all the hassle out of home emergencies.

The CP12 and boiler service includes:

HomeServe Annual Gas Safety Inspection

• Identify and agree gas appliance(s) to be tested as part of inspection
• Check appliance(s) for gas tightness
• Check standing and working pressure if test points available
• Check burner pressure/gas rate against manufacturers’ data plate
• Check for satisfactory provision of all necessary ventilation
• Test flue flow to ensure removal of products of combustion
• Check satisfactory operation of all the flame failure devices
• Check for physical stability, presence and effectiveness of brackets (where appropriate)
• Investigate any evidence of unsafe operation and report to the Landlord
• Issue gas safety certificate in accordance with agreed procedure

HomeServe will contact landlords to arrange a gas safety inspection when it is due, using local, HomeServe-approval engineers, all of whom are Gas Safe registered and carry ID. The final gas safety record is issued to the landlord.
